How we trace a leak
We start in the attic where there is access, because the underside of the decking keeps a record. Dark staining, rusted nail shanks and delaminated plywood mark the water's path, and following that path uphill gets us to the entry point far more reliably than guessing from the ceiling below.
From the roof we then inspect every penetration and transition above that point — boots, flashing, valleys, skylights, ridge. Where the evidence is ambiguous we water-test, running a hose in sections and working upward until the leak reproduces. It is slower than a guess, and it is the reason the repair holds.
Where roofs on the Shore actually leak
In nearly every leak we chase down, the water is not coming through the field of the shingles. It is coming in at a penetration or a transition — somewhere the roof plane is interrupted and depends on flashing or a rubber seal to stay watertight.
- Pipe boots — the rubber collar around plumbing vents dries, splits and lets water run straight down the pipe into the ceiling below. It is the single most common leak we find, and one of the cheapest to fix.
- Step and chimney flashing — salt-laden air corrodes older metal, and a chimney with failed counter-flashing will wick water into the wall long before it shows on the ceiling.
- Valleys — where two roof planes meet, the volume of water is highest and debris collects. A clogged or worn valley pushes water sideways under the shingles.
- Skylights — the seals and head flashing on an older skylight are a frequent culprit, and the stain often appears several feet away from the unit itself.
- Ridge and hip caps — the first thing a nor'easter lifts, and once the cap is gone the ridge vent underneath is exposed.
What a leak costs you if you wait
The repair cost of a split pipe boot is small. The cost of the same boot left for two winters is decking replacement, wet insulation, stained drywall and, in Salisbury's humidity, mould in the cavity. Wicomico County's summers keep attic spaces warm and damp enough that a slow leak becomes a biological problem quickly.
