What every Eastern Shore homeowner should know before hiring anyone
Verify the licence. Ours and everyone else's.
Maryland requires a home improvement licence, and doing this work without one is a criminal offence. Ours is MHIC #166640 — look it up on the Maryland Department of Labor's licence search, or call 410-230-6231. Do the same for every bid you take, because it decides whether you are protected. The Maryland Home Improvement Guaranty Fund reimburses homeowners for unworkmanlike, incomplete or abandoned work — up to $30,000 per claimant, or the amount you paid, whichever is less. It does not cover work performed by an unlicensed contractor. You have three years from the point you discovered the loss to file.
Keep the deposit to a third.
The Maryland Home Improvement Commission advises homeowners to put down no more than one-third of the contract price before work begins, to get a written contract first, and to ask for a current certificate of liability insurance. That is how we work, and it is what you should expect from anyone bidding against us.
Your county can go stricter than the code. It cannot go softer on wind.
Maryland builds to the Maryland Building Performance Standards — the 2021 International Residential Code, effective May 2023 and enforced by every local jurisdiction since May 2024. Counties may amend it for local conditions, but state regulation bars them from weakening the wind design provisions. So the wind requirements for your roof are a floor set by the state, and your county can only raise it.
Storm claims run on a clock your insurer has to meet.
Under Maryland regulation your insurer has 15 working days to acknowledge a claim, and 15 working days to accept or deny it after receiving your completed proofs of loss. If the investigation is still open after 45 days they must tell you in writing why more time is needed, and again after every further 45 days. If those deadlines slip, the Maryland Insurance Administration takes consumer complaints at 1-800-492-6116.
