Two Kinds of Salisbury Roofs, Two Different Problems
We work across Salisbury and Wicomico County every week — Steeplechase, Nutters Crossing, Coulbourn Mill and the surrounding neighborhoods, along with Fruitland, Delmar and Hebron.
Most roofing companies talk about Salisbury like it's one place. It isn't. Almost every roof we replace here falls into one of two groups, and they fail for completely different reasons.
If your home was built between about 1990 and 2005, it was almost certainly finished with builder-grade 3-tab shingles. That was the cheapest product available, and it went up across whole developments at once. The problem isn't only the shingle — it's where it was installed. Much of that build-out went onto open, cleared lots with no mature trees, so there's nothing between your roof and the wind coming across the fields. Three-tab shingles have a single adhesive strip and no reinforcement at the nail line, and they're rated to 60 mph. On an exposed Salisbury lot, that gets tested. If you've picked shingles out of your yard after a storm more than once, this is why — and it will keep happening, because the roof is doing exactly what that product does in that location.
There's a second problem with these roofs that almost nobody warns you about. Production crews used walkboards on steep sections and left nail holes behind in the shingles. A nail hole is too small to see from the ground and too small to leak at first — the shingle's own sealant closes around it. Then the sealant ages, the hole opens, and water starts moving. That's why leaks on these homes tend to appear five to ten years after the house was built, in a roof that still looks almost new. We've repaired a number of Salisbury-area homes with exactly this — a sound-looking roof, a stained ceiling, and a handful of pinholes as the cause.
And the warranty usually isn't the safety net people assume. Builder-installed 3-tab warranties were frequently never registered in the first place, so the coverage a homeowner believes they have often doesn't exist when they go to use it.
Here's what all of that adds up to: that shingle carries a 25-year warranty, and we are typically replacing these roofs at 13 to 15 years. Little more than half the life the product was sold on. If your house is coming up on that age, you're not being premature. You're on schedule.
There's a postscript that tells you everything. That shingle isn't really sold here anymore. Owens Corning discontinued production of its Supreme 3-tab line market by market starting in January 2025, and today their own website returns "this product is not available in your location" for Maryland ZIP codes. So when we say we won't put the same product back on your roof, it isn't a sales position. The manufacturer reached the same conclusion.
Why a discontinued shingle changes your options
It isn't only 3-tab. Older 36-inch architectural shingles are largely discontinued too, and so are many designer lines. And the replacement isn't the same size. The old builder 3-tab measured 12 by 36 inches. A current Duration shingle is 13 1/4 by 39 3/8 inches. Those don't interleave — the courses don't line up and the new piece cannot be woven into the old field. So when a storm takes shingles off a discontinued roof, a matching repair often isn't physically possible. That's worth knowing before you file a claim, not after.
If your home dates from roughly 1900 to 1960
The problem is underneath. These roofs usually carry multiple layers, and the base layer is often the original cedar shake with several roofs stacked on top of it. Many of these homes changed hands cheaply and were held as rentals, so the roof got another layer instead of a real repair, again and again. Stacked layers trap moisture. Trapped moisture rusts the nails holding everything down. Rusted nails stop holding, and shingles start blowing off a roof that looks fine from the street. By the time we tear one of these off, we regularly find decking soft enough to put a foot through.
What We Install Instead
The builder-grade 3-tab on most 1990s and 2000s Salisbury homes is rated to 60 mph and carries a 25-year limited warranty. We mainly install Owens Corning TruDefinition Duration. It's rated to 160 mph and carries a Limited Lifetime warranty. That's more than two and a half times the wind rating, on the same roof, on the same exposed lot. The difference is SureNail Technology: a woven fabric strip through the nailing zone, so the fastener grips reinforced material instead of bare mat. That's the exact failure point on a 3-tab. The pattern is consistent — roofs here come off well before the number on the wrapper, and the cheaper the original shingle, the wider that gap gets. That is also why we do not put 3-tab back on a replacement.

Two lines matter more than the rest. The non-prorated period goes from 10 years to 50 — prorated means depreciated, so a claim in year 20 on standard coverage pays a fraction of what materials cost. And workmanship goes from nothing to lifetime. Second, flashing at every window head, door head, and wall-to-roof intersection, integrated with the barrier rather than caulked over it. Third, correct fastening: panels hung, not pinned, so they can expand and contract through Maryland's temperature swings without buckling or pulling free in a nor'easter.
We also open and inspect the sheathing during tear-off. On homes 25 years and older we regularly find soft OSB below windows or at the base of the wall — repairing it while the wall is open costs a fraction of what it costs once new siding is on.

One Salisbury Job, This Past Winter

We tore it down, replaced it properly, and finished a week before the settlement date. Three days before settlement, a winter storm brought a large branch down through the brand-new roof.
