Essential Questions to Ask During Your Roofing Contractor Consultation

Your initial consultation with a roofing contractor is an interview — you're hiring them for a significant investment in your home. The right questions reveal whether a contractor is qualified, honest, and committed to quality. Beyond checking credentials (use our hiring checklist), the in-person conversation reveals whether a contractor truly knows their craft and will treat your home with respect.

What Should I Ask About the Installation Crew?

"Will your own employees do the work or subcontractors?" This is one of the most important questions you can ask. Employees are trained to the company's standards and covered by the company's insurance and workers' compensation. Subcontractors may have varying skill levels and their own insurance (or none — which puts you at risk). At Precision Exteriors, our crews are factory-trained in Owens Corning installation methods.

"How many people will be on the crew, and who supervises?" A typical residential roof replacement requires 4 to 6 crew members plus a supervisor who isn't doing manual labor. The supervisor ensures quality control and catches installation errors before they become problems.

"What experience does the crew have with coastal roofing?" On the Eastern Shore, experience matters. Crews need to understand salt air fastener requirements, enhanced underlayment placement, and the specific wind resistance installation methods that activate manufacturer warranties. Ask specifically about waterfront roofing experience.

What Should I Ask About the Timeline?

"What's your realistic start date?" Avoid contractors who promise to start tomorrow unless it's a genuine emergency. Good contractors are booked 2 to 4 weeks out during peak season. A contractor with no wait time may be struggling for work for a reason.

"How long will my project take?" Most residential replacements take 1 to 3 days. If a contractor says 4 to 5 days for a standard home, ask why. Conversely, if they claim they'll do a full tear-off and replacement in 4 hours, they're cutting corners.

"What happens if weather delays the project?" This is common on the Eastern Shore. A good contractor will secure any exposed areas before leaving for the day, return as soon as weather permits, and not charge you extra for weather-related delays.

What Should I Ask About Materials?

"Which specific product line are you installing?" "Asphalt shingles" isn't specific enough. You want to know the brand, product line, and color. We install Owens Corning Duration as our standard — with SureNail Technology for 130 mph wind resistance and StreakGuard for algae protection.

"What underlayment and ice & water shield will you use?" These layers underneath the shingles are critical for waterproofing. Synthetic underlayment is superior to felt paper. Ice and water shield should be installed along all eaves, in all valleys, and around every penetration — especially on Eastern Shore coastal homes.

"What type of fasteners will you use?" Standard galvanized nails corrode in salt air within 5 to 7 years. Stainless steel fasteners are essential within 5 miles of the Chesapeake Bay.

What Should I Ask About the Warranty?

"Can I see the warranty in writing before signing?" A verbal warranty promise means nothing. Get it in writing with specific coverage terms, duration, and exclusions.

"Does the warranty cover materials only, or materials AND workmanship?" Our Platinum Protection warranty covers both — 50 years on materials, 25 years on workmanship backed by Owens Corning, not just Precision Exteriors.

"Is the warranty transferable if I sell my home?" Platinum Protection is fully transferable — a selling point that adds real value to your property during resale.

"Who backs the warranty — you or the manufacturer?" This is the most important warranty question. With Platinum Preferred status, Owens Corning stands behind the workmanship warranty. If anything ever happened to the installing contractor, your coverage remains intact.

What Should I Ask About Unexpected Findings?

"How do you handle rotted decking?" We find decking damage on about 28% of replacements. The right answer: "We document it, photograph it, show you, and provide a per-sheet cost ($75–$150) for replacement before proceeding." The wrong answer: "We'll just cover it up."

"What's your cleanup process?" We use magnetic nail sweeps across the entire yard, blow off all surfaces, clear gutters of debris, and perform a final walkthrough with the homeowner. If a contractor can't describe their cleanup process in detail, expect a mess.

What Questions Should I Ask About Communication?

"Who is my single point of contact?" You should have one person you can reach during the project — not a rotating call center.

"How will you update me on progress?" Daily updates during multi-day projects. Photos of key installation stages. Immediate notification if unexpected issues are found.
